The 34-acre Ottawa-Gatineau development is planned for approximately 5,000 residents and 6,000 workers, with residential, commercial and riverfront park spaces.
Dream also developed a district energy system with Hydro Ottawa that uses post-industrial waste heat for low-carbon heating and cooling. Alpine Park demonstrates the same long-horizon thinking through a different market and development setting in Calgary.
The 646-acre community is planned to accommodate approximately 10,000 residents through multiple phases, with homes, apartments, retail, parks and village spaces. Dream began construction on purpose-built rental and retail components in 2025, extending the community beyond its initial residential phases.
Managing Real Estate Assets for Sustained Performance
Dream’s ownership activities extend its value-creation process beyond development into long-term asset operations and management. It holds income-generating properties across Canada and manages residential rental assets through apartments, purpose-built rentals, condominiums and single-family housing. Its residential portfolio includes approximately 9,500 rental units across North America and roughly 1,400 affordable units.
Property management and leasing capabilities give Dream direct involvement in asset performance across its portfolio after construction. Its teams manage leasing across residential, commercial and retail properties, supported by internal sales and marketing capabilities focused on design, branding and execution. The operating model connects occupancy, tenant experience, asset positioning and investment objectives rather than treating leasing as a separate function.
Retail properties add another layer by shaping how its communities serve residents and surrounding neighborhoods. Dream curates retail portfolios around anchor tenants, boutique businesses, dining concepts and services that generate activity within its developments. Canary District in Toronto demonstrates this approach through housing, retail, recreation, student accommodation and community-oriented amenities within a 35-acre mixed-use neighborhood.

The report identifies approximately 120 megawatt-hours of estimated annual solar generation at Brighton Village and highlights affordable housing, local procurement, Indigenous participation and community investment. Affordable housing forms an important component of Dream’s broader community development strategy across several urban projects. The company reports approximately 1,400 affordable units and incorporates affordable housing into several communities through different financing structures. Canary Landing, for example, is planned to include more than 2,000 purpose-built rental units, with 30 percent designated as affordable upon completion.
