There is so much competition for our time during business hours and at work from clients, customers, committees, and co-workers. Why devote more of this precious commodity to a non-profit industry group? Why join, attend, or get involved when we already have so many deliverables on our plates each day? What difference will that make? Well, a lot. As Director of Property Management, BC, with Colliers and Chair of BOMA BC, I have benefited from volunteering with non-profits serving the property management industry. I started out as a Property Administrator, and the skills I learned volunteering gave me the confidence to take on more responsibilities at work, which helped me obtain promotions throughout my career. Through advocacy, education, recognition programs, and networking, these organizations continually work hard to improve our industry. Playing an active role can be a game-changer. It can make a huge difference to you, your career, tenants, employers, clients, colleagues, and the industry. If you want to gain valuable skills or make a difference at any stage of your career, getting more involved is one way to achieve that.
Ciprian Floroaie, Co-Owner and Managing Broker
Property ownership isn’t short on management companies. It is short on ones that deliver. For strata councils, condo boards and residents across Canada, the story repeats itself. Calls go unanswered. Managers stretch themselves across too many buildings. Financials arrive months late. Property values decline instead of growing. The industry often chooses volume over care. Teams are spread thin. Promises go unfulfilled. Clients move from one firm to another, only to face the same frustrations again. Colosseum Property Management set out to break that cycle. Its approach is straightforward but rarely seen: Hire the best managers, give them the capacity to succeed and put accountability in writing. Common sense should guide property management, yet common sense is not common enough. Colosseum makes it standard. “Actions speak louder than words and our culture is built on that principle. We do not just promise accountability, we put it in writing,” says Ciprian Floroaie, co-owner and managing broker. Floroaie’s path reflects that belief. He began with hands-on maintenance and gradually transitioned into overseeing complex capital projects. This journey cultivated a strata manager’s mindset—proactively resolving issues and planning with foresight. Today, that same approach guides how Colosseum Property Management supports every strata community: with early intervention, long-term vision and a commitment to preserving property value and harmony. .

In a fiercely competitive real estate market, finding the right investment opportunities can be a daunting task. Through strategic collaborations with investors and property owners, Azure unveils hidden opportunities and brings collective dreams to life. Their motto, “Developing for Success, Building for Tomorrow,” originates from their roots as a family owned and operated company. Decades ago, these families were some of the first developers of a visible minority group building homes in British Columbia’s Vancouver Lower Mainland region. At the helm of Azure are Navi and Gagan Sivia, visionaries with expertise spanning architecture, construction, development, urban planning, design, real estate, finance, analytics, community engagement, and marketing. Backed by a team of seasoned professionals adept at handling complex projects, Azure possesses the unique ability to transform challenges into innovative solutions. “Our firm is not like traditional development companies that solely rely on architects for coordination,” explains Gagan Sivia, the company’s Director of Finance and Analytics. “We handle comprehensive coordination with our seasoned and multi-faceted consultant team to address project-specific issues faced by our clients. We believe in a collaborative journey that layers in risk mitigation and provides above average returns as we leverage the diverse expertise of our team to surpass our clients’ expectations.” The client engagement process at Azure is driven by a systematic methodology that fosters collaboration. It begins with the alignment of values, forging a strong foundation for mutual understanding. Property Management: Canada’s Key to Real Estate Evolution
Property management is fast emerging as a critical driver of success in this changing landscape. Involving the comprehensive coordination of a property’s day-to-day operations, effective property management requires a structured approach to handle the complexities of running residential, commercial and mixed-use spaces. From overseeing maintenance and ensuring regulatory compliance to managing tenant relations and financial administration, it encompasses a range of responsibilities. It serves as the foundation that keeps properties functional, compliant and financially viable, while balancing the needs of owners, tenants and service providers.
A cornerstone of the real estate sector, it influences everything from operational efficiency to long-term profitability. It goes beyond simply maintaining the property and ensures that assets are positioned to adapt to market shifts, regulatory changes and evolving tenant expectations. By prioritizing proactive maintenance and strategic oversight, property management enables property owners to stay competitive while minimizing risk and unexpected costs.
Advancements in technology and data analytics are enabling property management systems to anticipate issues before they arise.
