Importantly, I never feel overwhelmed by the technology we are expected to use. When it comes to executing a project and leveraging technology, my team is on-site, allowing us to communicate efficiently. Aside from text messaging and other brief exchanges, there isn’t much more required from a day-to-day operational standpoint when it comes to managing the property.

The systems we use simplify the process, allowing our owners and investors to stay informed without requiring us to dedicate excessive time to generating reports. This efficiency gives transparency while freeing up resources for other priorities. From a project perspective, as a company, we have been able to take full advantage of technological advancements, enhancing our overall execution and operational effectiveness.
What Lies Ahead for the Real Estate Industry
Over the past few years, our industry has experienced tremendous and consistent growth, even exceeding some of our own expectations. While certain markets, including previously hot cities like Nashville, have seen some slowdown, our overall performance has remained steady. We do anticipate a slight pullback in the future, but that will largely depend on external factors beyond our industry’s control.
That said, we continue to offer a more affordable alternative to homeownership—even in a place like mine. Renters can still secure high-quality housing in desirable neighborhoods at prices significantly lower than a mortgage. This dynamic isn’t likely to change anytime soon. In fact, rental pricing is expected to remain favorable and may even become more attractive over time.
Yet, most of this will be influenced by the broader housing market. If home prices decline, we may need to make adjustments accordingly. If they remain stable, we can continue on our current trajectory. The truth is, no one can say with certainty where the market will be in the next 18 to 24 months. That’s why we are committed to maintaining both a flexible budget and an adaptive mindset so that we are ready to pivot and make necessary changes as the landscape evolves.
Advice for Senior Leaders and Upcoming Professionals
This industry is brimming with opportunity right now and for those willing to put in the effort, the rewards can be significant. It is expanding at a much faster rate than when I first entered the field about 20 years ago. Even property managers are noticeably younger than they used to be, a clear reflection of the rapid growth.
My advice is to seize every opportunity that comes your way and commit to thoroughly understanding the business. Learn its intricacies, master the finer details and develop a strong grasp of how broader economic trends impact this industry. Staying informed about macroeconomic factors—like the housing market, employment rates, layoffs and shifts within local industries—will ensure that you are never blindsided by economic downturns or unexpected changes.
I strongly recommend becoming well-versed in general business principles while also diving deep into the specifics of this industry. That way, you can capitalize on emerging opportunities and remain resilient during challenging times. Above all, demonstrate a willingness to adapt, grow and evolve with the industry’s ever-changing landscape.
