With mortgage rates fluctuating week to week, some home buyers will need to shop smarter

"This new search tool does the math, so shoppers can confidently jump into finding a home they love and can afford."
With a new way to shop from Zillow, buyers can now find houses that meet their monthly budgets while navigating a market that is changing quickly. Instead of listing prices, the new filter displays properties within a range of all-in monthly expenditures. This monthly cost clarifies a major area of concern for purchasers by including principal, interest, and estimates for insurance, taxes, and HOA fees.

The monthly payment filter is now available to users of the Zillow app.
Mortgage payments for buyers have increased dramatically over the past year, jumping by roughly $700 in recent months compared to the same period last year and by $431 as of March 2021. Since 2020, the cost of monthly mortgage payments has nearly doubled due to high rates and record-breaking property appreciation.
Additionally, rates are volatile. Home prices nationally began to decline in June and have been stagnant this year, although changing mortgage rates frequently caused expenditures to fluctuate by more than $100 per month.
Customers can begin using the affordability calculator linked to Zillow to determine their monthly mortgage cost by inputting their income, down payment amount, and debts. They then start shopping after entering the filter with their monthly spending range. Updated mortgage rates are sent into the filter, which displays some homes and hides others to keep buyers within their budgets when rates and price reductions alter the math for the monthly payment.
According to a recent survey from Zillow Property Loans, finding out how much property they can afford is the most challenging financial task for potential home buyers. This is followed by looking into mortgages and rates and knowing all expenditures related to a mortgage payment.
The new filter is the newest Zillow technology to assist consumers in navigating a difficult affordability landscape and will soon be available on Zillow.com. With mortgage and affordability calculators and built-in down payment assistance, buyers can make sense of the rapidly changing market.
According to Zillow data, although average home values peaked in June before falling off, monthly mortgage payments peaked in October due to mortgage rates reaching 20-year highs later in the year.
The monthly mortgage payment for a home with a 5 percent down payment is priced according to the Zillow Home Value Index for the United States at the average monthly mortgage rate, excluding insurance and taxes.
"Fast-rising mortgage rates last year pushed monthly costs up with unprecedented speed, dragging affordability to its lowest point in more than 20 years," said Orphe Divounguy, a senior macroeconomist at Zillow Home Loans. "Beyond the high costs, volatile mortgage rates have made it extremely difficult to plan and budget to buy a house."
