FREMONT, CA: The vertically combined platform for the selling and purchase of homes, Orchard, which was formerly called Perch, is a startup aimed at providing the holistic experience of home buying and selling under one roof.
Most of the company's clients are categorized into "dual trackers," penned by the industry for those who are in the process of marketing their house and purchasing a new one at the same time. This is a monetarily risky predicament. It compels the buyers to either buy a new home before their house is sold or confirm a proposal for the new site conditions on the sale of the old home, which is highly likely to be unappealing for most sellers.

Orchard solves this dilemma by making an offer on the buyers' old house that is credible for 90 days. That is higher than 86 percent of the homes that generally sell at market price before 90 days. The company's profit is driven by the fact that it gives options to work on every part of the process.
Orchard has also enriched its search functionality to enable its users to select the type of room they are looking for via a photo. If the clients are excited about the main bedroom or the kitchen, Orchard lets them search for images of the room they are interested in while looking for home options. The real-estate organizations are also working on a new machine learning-powered search system that will enable users to shortlist five houses they love to help the search algorithms find similar homes for a quicker solution.
They are equipped with a team of data scientists; Orchard functions to classify the homes price-wise, making their values as close to the pin as possible. Another appreciable addition to Orchard is that its realtors are remunerated via salary and privileges as resistant to the regular commission structure the other real estate agents live off. These new attachments have made Orchard a more collaborative and human-tech actual property platform that absolutely aligns the hobbies of the actual property dealers with the client/dealer.
