Optimized Waste Removal (OWR) has been recognized by Real Estate Business Review Magazine as the exclusive recipient of “Top Valet Trash Service 2025,” based on our proprietary methodology, reflecting its position in the industry, and is also named among “Best Building Maintenance Service Companies,” reflecting its broader leadership. This profile has been developed by the Real Estate Business Review research and editorial team based on insights from an interview with Micah Stateson, Founder and President.
Micah Stateson, Founder and PresidentAnyone can take out the trash. Few do it like it matters.
Night after night, door after door, Optimized Waste Removal (OWR) moves through apartment communities across Texas, hauling garbage and delivering something far more valuable: trust.
For this Texas-based valet trash company, every doorstep is a promise, and every pickup is proof of consistency, accountability, and a genuine respect for the communities it serves.
At the heart of OWR’s story are its customers—the ones who gave it a chance, overlooked early missteps, and passed the name along. That trust, more than any marketing campaign, is what transformed a company built on cold calls into a fast-growing name across the state.
The company’s beginnings were humble. Founder and President Micah Stateson didn’t come from sales or sanitation—he came with a phone, a list, and a relentless will to learn.
“It took me close to 1,400 cold calls before I got my first property,” says Stateson. “But those calls weren’t wasted. Every single one helped us learn what our future customers truly needed and became the foundation of our service model.”
That learning shaped OWR’s customer-centric approach. At its core, the company doesn’t promise perfection—it promises accountability. Servicing a 400-unit complex five nights a week translates to 2,000 chances for something to go wrong. And when it does, OWR responds and resolves.
That quiet reliability has won over even the most skeptical clients. At one property, the manager was initially hesitant, convinced that all valet trash services were the same. Months into the partnership, during a casual check-in, she remarked, “It’s good, I haven’t had many complaints.” When the team asked what complaints she had received, she paused, then laughed: “Actually, there haven’t been any.” From that moment, doubt gave way to trust, and she became one of OWR’s strongest advocates.
It’s this commitment to responsibility that has fueled OWR’s growth, primarily through referrals. In fact, the company went five years before losing its first contract—an almost unheard-of feat in the high-turnover world of property services.
OWR supports that trust with tools that add structure. Its custom portal allows property managers to report missed pickups, access service logs, track violations, and communicate directly with the team. The company equips properties with durable, UV-stabilized trash containers and uses GPS tracking for full accountability on nightly pickups.
That same care extends to the team behind the service. Most OWR employees start part-time, often juggling college, family, or another job. But promotions come quickly for those who show initiative, and many have grown into full-time leadership roles. The result is a team grounded in firsthand experience— people who’ve hauled bags, handled complaints, and stayed up late to get the job done. Because they’ve lived the work, their leadership is earned, empathetic, and effective.
While operations are currently focused within Texas, OWR has no plans to slow down. After a year of quadrupling growth and another on pace to double, expansion is likely on the horizon. But for now, the priority remains delivering excellence where it matters most: right at residents’ doorsteps.
OWR’s success isn’t a product of flashy promises or gimmicks. It’s the result of showing up, owning mistakes, and honoring every property like its own. In a service that’s often overlooked, the company has made consistency, humility, and genuine care its signature.
