Sustainability is becoming a stronger factor in how property owners evaluate facilities management companies. Buildings consume significant energy and contribute to emissions, placing pressure on owners to improve performance across offices, residential assets, industrial facilities and mixed-use portfolios. Management companies are now expected to support that shift in practical terms.
The issue is no longer limited to annual sustainability reports. Energy use, water efficiency, waste management and equipment performance all have a direct impact on operating costs and the experience tenants have within a building. Facilities management companies that understand these connections are often better positioned to help owners identify improvements that make sense both environmentally and commercially.
This is one motivation that building technology is attracting so much attention. A 2026 study on IoT-driven building energy management systems notes that buildings account for a significant share of greenhouse gas emissions, and that energy is often wasted when systems rely heavily on manual operation. The research suggests that connected energy management systems can help building operators better understand how energy is being used, identify inefficiencies and make adjustments that improve performance. Over time, these improvements can contribute to broader net-zero goals while also helping to control energy costs.
This creates new expectations in service contracts. Owners may ask managers to monitor utility consumption, recommend efficiency measures, coordinate audits and report progress against performance targets. These activities require stronger data discipline than traditional maintenance logs. Facilities teams must understand where energy is being used and which changes are likely to produce a measurable impact.
Sustainability also shows up in everyday decisions about building equipment. Systems such as heating, cooling, lighting and controls can influence a building’s performance for many years. When equipment is only repaired after something goes wrong, opportunities to improve efficiency can easily be missed. In many cases, better maintenance, calibration or planned replacement can deliver meaningful improvements over time. As a result, maintenance planning and sustainability goals are becoming increasingly connected.
At the same time, cost remains a reality for most property owners. Not every building can take on a major retrofit project right away. This is where facilities management companies can play an important role by helping owners identify what can be done now, what should be planned for the medium term and where larger investments may deliver the greatest value. The most effective advice is grounded in what is achievable, because sustainability goals are far more credible when they are backed by realistic budgets and clear plans for execution.
Facilities teams also need stronger vendor oversight. Waste contractors, energy consultants, maintenance providers and building controls specialists may all contribute to sustainability outcomes. The property manager must coordinate these parties without losing sight of day-to-day service quality.
Sustainability is becoming part of day-to-day facilities management rather than something handled as a separate initiative. Owners are increasingly looking for partners who can help them balance environmental goals with the practical realities of building performance, operational efficiency and cost control.
Facilities management companies that build this capability will be better positioned as clients face tighter expectations from tenants, investors and regulators. The next stage of value will come from making sustainability measurable inside the daily management of buildings.
